Landlocked Island
Old + new celebrating the island community lifestyle.
It began with the original, classic Newport Beach bungalow. The Dutch door is always open, ready for neighborly greetings on morning walks, or the evening invitation to come over for a drink and a chat. This island neighborhood, just adjacent to the Lido peninsula, is a community within a beach community–one bridge in and off Newport Island.
This family needed room to grow! How do we take the frame, the footprint of the house and find a little more? We knew we needed to respect the neighbors, respect the unique island community, respect the site orientation…and find a way to see the ocean!
The typical new build in these beach neighborhoods is a maximized to the lot set back lines shoebox extending up to or three stories. We did not want to do that here. We aimed to keep the single story, inviting approach from the street, and expand as we moved towards the alley at the rear of the property. Growing up architecturally to solve a family’s growing up as well.
We expanded the living space on the first floor with an operable wall to not only solve, but accentuate, the neighborly signal of “come on over”, the “stop in for a visit” invitation when open. The outdoor patio blends into the indoor living room and kitchen.
To achieve our ocean view we designed a viewing deck on the top roof. Daily sunsets and 4th of July fireworks will never be the same! We kept the bedrooms in the back, and added a primary suite to the second floor that could look out on the new roof garden.
